Among the 19 metros we track, the strongest 2026 rent-to-price readings are Miami at 6.72%, Tampa Bay at 6.70% and Houston at 6.46%; Denver is lowest at 4.12%. That ratio is only a screening tool for where DSCR math may start more favorably. Actual qualification depends on the individual property, income, expenses and loan terms.

Why is rent-to-price useful before you calculate DSCR?
A rent-to-price screen is a fast way to compare markets before doing property-level underwriting. Divide annual typical rent by typical home value and you get a rough view of how much gross rent a dollar of property value produces. It is not DSCR and it is not a cap rate because it ignores the actual loan payment and property expenses. Its value is triage: it tells you where the rent side of the equation may have more room and where an investor may need a stronger basis, more equity, extra units, or a value-add plan.

Source: Zillow Research, metro data through August 2026. The ratio is typical rent × 12 ÷ typical home value and is only a quick rent-to-price read for DSCR math.
What separates Miami, Tampa and Houston from the bottom of the list?
Miami leads the list at 6.72%, followed closely by Tampa Bay at 6.70% and Houston at 6.46%. Denver is lowest at 4.12%; Austin and Raleigh–Durham are both 4.66%. That spread matters as a screening signal, but it does not make a property in a high-ratio metro automatically financeable. Taxes, insurance, HOA charges, actual rent, property condition and the requested debt can reverse the apparent advantage. Use the metro number to decide where to look harder, then replace it with the subject property’s real numbers.
When comparing markets, keep the numerator and denominator straight. A city can improve because rent rises, value falls, or both. Those paths have different investment implications. Also remember the Zillow figures are metro-level typical values and rents through August 2026. They are useful for relative screening, not a forecast of appreciation or a substitute for neighborhood comps. The investor’s next step after the table is to test actual listings against realistic rent and then run the lender’s DSCR calculation on the candidate property.
How do you underwrite a property in a low-ratio metro?
Start with the purchase basis and actual rent rather than assuming the city average will rescue the deal. More borrower equity can reduce debt service. A legal additional unit, better unit mix, or credible renovation that supports higher market rent can improve the income side. What should not be in the base case is appreciation that has not happened. In Austin, for example, Zillow’s August 2026 data shows values 26.8% below peak and a 4.66% rent-to-price reading. That may create acquisition opportunities, but the DSCR exit still has to work on the property you are buying today.
What property documents replace the metro averages?
For a real DSCR review, collect the lease or market-rent evidence, property address and type, purchase contract or payoff, insurance information, taxes, HOA information if applicable, entity documents and liquidity. An appraisal and rent schedule may become central to final underwriting. If the property is vacant or being repositioned, explain the path to stabilized rent and the time required to get there. The metro table is useful for market selection; the file that gets financed is built from the individual asset.
What goes in your DSCR rental loan file?
Bring the subject property address, contract or payoff, lease or rent evidence, taxes, insurance, HOA information if relevant, entity records and liquidity. These replace metro averages with facts an underwriter can evaluate.

A practical way to use this ranking is to build a two-stage screen. Stage 1 compares metro rent-to-price, inventory and days-to-pending to decide where research deserves attention. Stage 2 ignores the metro average and underwrites the exact address. For each candidate, record asking price, supported rent, taxes, insurance, HOA, unit count and condition. Then compare that property with the lender’s DSCR method. This prevents a high-ranking city from becoming a shortcut for weak property selection. It also highlights outliers: a strong rental in a lower-ranked metro may outperform a poor property in the top-ranked market. The table is most useful when it creates better questions rather than a mechanical buy list. Investors should also separate current yield signals from price-recovery narratives. Austin being far below peak may attract a value investor, while Miami’s stronger gross rent-to-value reading may attract an income screen. Those are different theses. Neither should be financed until the subject property supports the requested debt and the investor can carry the asset through ordinary vacancy, repairs or closing delays.
Consider two properties with the same purchase price in different metros. The first sits in a market with a higher typical rent-to-price ratio but has an HOA, higher insurance and a lease below market. The second is in a lower-ratio metro but has two legal units and stronger actual rent. The metro ranking points you toward the first market, but property underwriting may favor the second asset. That is exactly why the ratio should be used as a funnel rather than a verdict. Another useful check is to compare the subject property with its own metro benchmark. If a Miami rental produces far less rent relative to value than the 6.72% metro reading, ask why: luxury pricing, weak lease, condition, association restrictions or simply a different submarket. If an Austin property produces materially stronger rent relative to value than the 4.66% metro reading, investigate whether the income is durable and legal. Outliers are often where the real underwriting questions begin.
FAQ
Is rent-to-price the same as DSCR?
No. Rent-to-price is annual typical rent divided by typical home value; DSCR compares qualifying property income with debt service under a loan program.
Does a high-ratio metro guarantee a DSCR approval?
No. It is a market screen only. The subject property’s rent, value, expenses and requested debt still control underwriting.
Why is Denver lower in this screen?
Zillow’s August 2026 data shows Denver at 4.12%, the lowest of the 19 metros in this table. That does not describe every Denver rental.
Can more equity improve DSCR math?
Potentially. More equity can reduce the debt burden, but the full program and property still have to qualify.
What data should I use for a specific property?
Use the actual lease or supported market rent, property value, taxes, insurance, HOA information where applicable and the lender’s required underwriting documents.
How should you turn the metro ranking into a property search?
Use the ranking to narrow markets, then screen neighborhoods and actual properties. Replace typical metro value with the purchase price and appraisal evidence, and replace typical metro rent with the lease or supported market rent. Add taxes, insurance and HOA costs. Only then run the DSCR calculation required by the prospective program. That sequence keeps the article’s data in its proper role: discovery first, underwriting second.
