What We Finance

What Strengthens Your File

Multifamily lenders move quickly when deals are packaged clearly. You can improve your approval timeline by including:

  • A recent rent roll and trailing 12-month income and expense statement
  • Purchase contract or refinance summary
  • Scope of work and renovation budget
  • Market rent comps
  • Resume or track record of similar assets
  • Liquidity statement and capital plan
  • Exit strategy and projected timeline

We help you organize and present these items to match lender expectations and reduce delays.

  • Experienced support from underwriting through closing
  • Competitive quotes from lenders who specialize in your deal profile
  • Customized structures for renovation, repositioning, and long-term hold strategies

Who this is for

Most multifamily borrowers who come to Bancaverse™ are somewhere between “the bank said no” and “the bank said yes, in ninety days.” A syndicator buying a 40-unit value-add in Fort Worth with a 30-day close. An operator with a 1990s building in Atlanta that’s 78% occupied and won’t hit agency numbers until the renovation is done. A family office that owns a stabilized asset and wants to pull equity for the next acquisition without selling.

That’s the borrower we place: five units and up, business-purpose, from roughly $500K to $10M, with most deals landing between $1M and $5M. Texas is home, and the lender network covers 32 states. If it’s a single-family or 2–4 unit rental, you want our DSCR rental loans instead.

The three multifamily loans, in plain terms

  • Multifamily bridge. Twelve to thirty-six months, interest-only, sized on the business plan rather than today’s income. This is the loan for acquisitions with heavy value-add, lease-ups, and buildings that don’t yet qualify for agency or DSCR debt. What a multifamily bridge loan is and when to use one.
  • Multifamily DSCR. Long-term, fixed-rate debt on a stabilized 5+ unit property, underwritten on the property’s cash flow with no personal income documentation. The private-lender alternative to agency for smaller balances. How DSCR loans work on 5+ unit properties.
  • Bridge-to-agency (or bridge-to-DSCR). Buy or reposition on a bridge, stabilize, then refinance into permanent debt. Most value-add plans are this in two steps. How the bridge-to-agency path works in 2026.

How it works at Bancaverse™

You submit the deal once. We don’t shop it one lender at a time, and neither should you.

  1. Submit your deal. Address, unit count, purchase price or payoff, current rent roll, your plan and your exit. About ten minutes on the application.
  2. We package it. Your scenario goes into the format multifamily lenders underwrite from: sources and uses, T-12, pro forma, sponsor summary. Deals that arrive packaged get read first.
  3. Lenders compete. Your file goes to the private lenders, debt funds and family offices whose box fits it: right asset class, right size, right state. You get up to five competing offers.
  4. You pick. We help you compare leverage, structure, prepay, extension options and timeline, not just the rate. You choose.
  5. Close. Bridge closings on multifamily typically run three to five weeks from a complete file. Appraisal and third-party reports set the pace.

Bancaverse™ is a private credit brokerage. We represent you, the borrower, and we don’t lend. There’s no reason for us to steer you toward one lender’s paper.

What lenders underwrite on a multifamily deal

Every lender has a different box, but the questions are the same. If your file answers these, you get offers instead of follow-up emails.

  • In-place income vs. pro forma. Current rent roll and trailing twelve months, then the rents you expect after renovation, backed by comps in the same submarket. The gap between the two is the deal.
  • Debt yield, DSCR and LTV. Bridge lenders size on all three, and the tightest one wins. How the three metrics interact.
  • Cap rate assumptions. Your exit cap drives the refinance or sale value, and lenders will stress it. How lenders use cap rates.
  • Scope and budget. Unit-turn cost, per-unit rent lift, timeline, and who’s doing the work. Contingency matters.
  • The sponsor. Track record on similar assets, liquidity to carry the deal through lease-up, and net worth relative to loan size.
  • The exit. Agency, DSCR or sale, with numbers that work at today’s rates, not last year’s.

Rates, points and leverage move with the market and with the deal, so we don’t quote them on a page. What competition does change is proceeds, structure and terms. That’s the reason to have lenders bid.

Where the deals are right now

The 2026 maturity wave is pushing a lot of multifamily debt into the private market, and workforce housing value-add is the most active segment we see. Texas leads: workforce housing across the Texas Triangle, plus corporate relocations feeding demand in Dallas, Austin and San Antonio. Georgia, Florida and the Carolinas follow. Frequently asked questions

What’s the minimum unit count?

Five units. Anything 1–4 units is residential and goes through our DSCR rental or fix-and-flip programs.

Can I get a multifamily loan on a property that isn’t stabilized?

Yes. That’s what the bridge is for. Lenders underwrite the plan and the sponsor, then you refinance into agency or DSCR debt once occupancy and income are there.

Do I need to qualify personally?

Lenders look at your experience, liquidity and credit, but the loan is sized on the property and the plan, not your W-2. No personal income documentation on DSCR; sponsor financials on bridge.

How fast can a multifamily bridge loan close?

Three to five weeks from a complete file is typical. The appraisal and any environmental or condition reports are usually what set the pace.

What loan sizes do you handle?

Roughly $500K to $10M, with most deals between $1M and $5M. Larger deals are a conversation, not a no.

Do you work with syndicators and first-time sponsors?

Both. Syndications with a GP who has done it before are the easiest to place. First-time sponsors get placed too, usually with a stronger co-sponsor or lower leverage.

Is Bancaverse™ the lender?

No. We’re a private credit brokerage representing the borrower. Your deal goes to multiple lenders, they compete, you choose. Nothing to submit, nothing to receive offers, no subscription fees.
