Boston is the most expensive market in our footprint and one of the fastest: homes go pending in about two weeks. Investors here focus on multi-family, value-add and renovation. Here’s how investor financing works in Greater Boston and how Bancaverse™ gets lenders competing for your deal.
The Boston investor market at a glance
| Metric (Greater Boston) | Now | Change |
|---|---|---|
| Typical home value | $733,574 | +2.1% vs. last year; flat vs. peak |
| Typical rent | $3,074/mo | +2.4% vs. last year |
| Annual rent ÷ home value | 5.0% | #14 of 19 metros we track |
| Homes for sale | 12,631 | +13.2% vs. last year |
| Typical days to go under contract | 13 | 14 a year ago |
Source: Zillow Research, metro-level data through 2026-08 (typical home value index, observed rent index, for-sale inventory, median days to pending).
Prices are up about 2% on the year and at the peak, and rents are up too. More homes are listed than a year ago, about 13% more, but they still sell fast. Typical home values are well above any other metro we cover.
Which loan fits the Boston market right now
Value-add and renovation loans fit best: two- and three-family homes, condo conversions and rehabs. DSCR loans work on multi-units where several rents support the payment. Bridge loans help you close fast in a competitive market.
Typical annual rent equals about 5.0% of the typical home value here, which ranks #14 of the 19 metros we track (the median is 5.7%). That’s on the low side, so rent alone often won’t carry a full-leverage loan. Value-add, more equity, or extra units help.
A financing playbook for Boston investors
- Flips: homes go under contract in about 13 days, so the market absorbs finished product fast. Your biggest risk is winning the purchase, so have financing lined up before you offer.
- Buying below peak: values are at or near the peak, so lenders lean on solid comparables and conservative after-repair values. Don’t count on appreciation to bail out the numbers.
- Rentals: rents are up 2.4% on the year, which helps DSCR coverage at refinance time.
- Negotiating: there are 13% more homes for sale than a year ago, which gives buyers more leverage on price and terms.
Areas we cover
Our lenders cover the Greater Boston area, including Suffolk, Middlesex, Norfolk, Essex and Plymouth counties. Send the property address and we’ll match your deal to lenders active in that county.
Loans we place in Boston
- Rental (DSCR) loans: the rent pays the mortgage, so the property qualifies, not your paystub.
- Hard money / fix-and-flip: purchase plus rehab money for value-add deals, released in draws.
- Bridge loans: short-term capital to win the deal now and take out later.
- New construction: spec homes, infill lots and build-to-rent communities.
- Blanket / portfolio loans: roll multiple rentals into one loan as you grow.
All of these are business-purpose loans for investors, not loans for a home you’ll live in.
What lenders look at on a Boston deal
Think of it from the lender’s side. They want to know three things.
- Is it a good deal? Purchase price, rehab costs, after-repair value or rent, and comparable sales.
- Can you pull it off? Your track record, your contractor, your timeline. Less experience usually means less leverage, not an automatic no.
- How do they get paid back? A sale, a refinance into a DSCR loan, or rental income. Plus your credit (typically 680+) and reserves.
Bancaverse™ works on loans of $300,000 and up.
Local factors in Boston: Lenders will check rent control and tenant rules, condo conversion rules where they apply, lead paint compliance on older homes (strict in Massachusetts), and permits.

What to send with your Boston deal
- Purchase contract (or current mortgage statement on a refinance)
- Property address and photos
- Rehab budget and scope of work, if you’re renovating
- Current or projected rents (lease, rent roll or market comps)
- Your track record: properties bought, flipped or held
- Entity documents if you buy in an LLC
- Recent bank statements showing cash to close and reserves
The more complete the package, the faster lenders can respond.
Boston investor loan FAQ
Can I get a DSCR loan on a Boston triple-decker?
Yes. Two- to four-unit properties are common for DSCR loans, and multiple rents often make the numbers work better than a single-family home.
Does Massachusetts lead paint law affect investor loans?
It can. Older rentals with children under six need lead compliance, and lenders may ask about it on rehabs and refinances. Build it into your budget.
What credit score and loan size do you need?
Bancaverse™ works on loans starting at $300,000, and lenders generally want 680+ credit. If you’re under that, start at bancaverse.com/apply.
Is there an application fee?
No. Bancaverse™ never charges upfront fees or deposits. We’re paid a brokerage fee only if and when your loan closes.
