Baltimore Investment Property Loans

Baltimore is a top-10 market for DSCR loan searches (#10 of 151 US metros) and one of the most active rowhome flipping markets in the country. Homes are selling fast here, so financing speed matters. This page covers how investor loans work in Baltimore and how Bancaverse™ gets lenders bidding on your deal.

Annual rent ÷ home value 5.8% #8 of 19 metros we track
Homes for sale 9,062 +11.3% vs. last year
Typical days to go under contract 14 13 a year ago

Source: Zillow Research, metro-level data through 2026-08 (typical home value index, observed rent index, for-sale inventory, median days to pending).

It’s one of the fastest markets we track: typical homes go pending in about two weeks. Prices are at their peak and rents are up on the year. More listings have come on than a year ago, which gives investors a bit more to choose from.

Which loan fits the Baltimore market right now

Fix-and-flip and rehab loans are the bread and butter here, with rowhome renovations in the city and value-add rentals in the county. DSCR loans work for stabilized rentals, and lenders know the local rent rolls. Speed matters, so have your financing lined up before you write offers.

Typical annual rent equals about 5.8% of the typical home value here, which ranks #8 of the 19 metros we track (the median is 5.7%). That’s middle of the pack. DSCR deals work when you buy right, and the property type and down payment matter.

A financing playbook for Baltimore investors

  • Flips: homes go under contract in about 14 days, so the market absorbs finished product fast. Your biggest risk is winning the purchase, so have financing lined up before you offer.
  • Buying below peak: values are at or near the peak, so lenders lean on solid comparables and conservative after-repair values. Don’t count on appreciation to bail out the numbers.
  • Rentals: rents are up 2.6% on the year, which helps DSCR coverage at refinance time.
  • Negotiating: there are 11% more homes for sale than a year ago, which gives buyers more leverage on price and terms.

Areas we cover

Our lenders cover the Greater Baltimore area, including Baltimore City and Baltimore, Anne Arundel, Howard and Harford counties. Send the property address and we’ll match your deal to lenders active in that county.

Loans we place in Baltimore

  • DSCR loans for long-term rentals, sized on the rent the property brings in rather than your personal income.
  • Fix-and-flip and rehab loans that cover the purchase and the renovation budget, paid out in draws.
  • Bridge financing when you need to close quickly and refinance once the property is stabilized.
  • Ground-up and spec construction loans for new builds and build-to-rent.
  • Portfolio loans when you’re holding several doors and want one payment instead of five.

All of these are business-purpose loans for investors, not loans for a home you’ll live in.

What lenders look at on a Baltimore deal

Private lenders care about the asset first and you second, but both matter. Expect them to review:

  1. The deal itself: price, condition, the rehab plan and what the property is worth after.
  2. Rent or resale: what pays the loan back.
  3. Your history: how many similar projects you’ve done. First deals get done too, usually with more skin in the game.
  4. Credit (680+ is the usual floor on our platform) and enough cash for closing plus reserves.
  5. Size: loans start at $300,000.

Local factors in Baltimore: Lenders will ask about the city’s rental licensing and inspection, lead paint certification on older homes, and permits on rehabs. Have your contractor and scope ready.

How Bancaverse™ works

Here’s how it works. You submit the deal one time: property, numbers, your plan. Lenders in our network look at it and send back offers. You pick the one that fits, and we help get it to the closing table.

No upfront fees, no deposits to us. Bancaverse™ earns a brokerage fee only at closing. If a lender requires a deposit on a large deal, it goes directly to that lender.

What to send with your Baltimore deal

  • Purchase contract (or current mortgage statement on a refinance)
  • Property address and photos
  • Rehab budget and scope of work, if you’re renovating
  • Current or projected rents (lease, rent roll or market comps)
  • Your track record: properties bought, flipped or held
  • Entity documents if you buy in an LLC
  • Recent bank statements showing cash to close and reserves

The more complete the package, the faster lenders can respond.

Baltimore investor loan FAQ

Can I get a hard money loan for a Baltimore rowhome?

Yes. Rowhome rehabs are common with private lenders. Expect them to look at the block, comparable sales and your rehab budget, not just the house.

Do Baltimore rentals need a license for a DSCR loan?

Baltimore City requires rental licensing and inspections, and lenders may ask for proof, especially on a refinance. Build that into your timeline.

How big does my loan need to be?

We work on loans from $300,000 up, and most lenders on our platform want a credit score of 680 or higher. Smaller deals can still apply at bancaverse.com/apply.

Do I pay anything before closing?

Not to us. Our brokerage fee is earned at closing, and we never take deposits. On some large commercial loans a lender may ask for a deposit for third-party reports, which goes straight to the lender.
